There’s not much to an engine R&R.  Basically unbolt or disconnect everything connected to the engine (chain, clutch cable, exhaust, carbs w/air-box), remove old engine, bolt in “new” reverse the process.   With a 440’s engine size, you should be able to remove the engine relatively easily due to it’s smallish size.  Only advice is to make sure it’s supported well underneath before removing the last few attachment points.

I still haven't been able to locate and replacement engine for some on eBay but I'm just not sure it would be worth it. I guess my other option is to start taking the engine apart and see how bad it really is maybe it's possible I could rebuild it?

I agree. You can remove the head and cylinders without taking the engine out of the bike. Try to determan if all the damage is confined to the top end. Sourcing the parts needed for repair may be easier, cheaper,and safer, than getting a complete engine.

I'd say tearing that baby apart is a great idea! There ain't much better ways to learn   You dont have much to lose by taking it apart at this stage. The only thing you lose is space in your garage and some bolts... If you need any help with anything we are always here to help.

If all is lost, I am always surprised by the amount of 440s resting under tarps collecting dust. There may be a decent chance of finding a cheap parts bike in your local area on marketplace.
